What if I ignore the recent alarm legislation?

Probably nothing much will happen initially. The Government is unlikely to send inspectors to every home to check conformity, but it is worth checking with your insurance company and getting an answer in writing. Most insurance policies stipulate that homes must be kept in good safe repair and be compliant withal current Building Regulation legislation, so this remains a very dark grey area which may be tested in the event of a claim. The point of your paying for home insurance is to ensure that you are properly covered, without loopholes in the fine print.

Heat Detector

All smoke alarms have a finite life and should be replaced after 10 years. If your existing alarms, of any type, have expired, you may not be covered by insurance. Old alarms may sound when you press the test button, but this doesn’t mean that they are still detecting!

To meet the legislation, domestic fire alarms must all sound if any one is triggered, should have a sealed 10 year battery, should not rely on mains power alone. A smoke alarm is required in the main living area, in the hallway and on each upper floor landing and a heat alarm in the kitchen.
